Introduction
We are currently seeking a highly skilled and experienced Real Estate Transaction Analyst to join our team in Rahway, NJ. The role is focused on our North America and Latin America portfolios. The ideal candidate should have at least 3 years of relevant experience in these regions and possess a strong educational background in finance, real estate, engineering, or a related field.
The role requires someone with skills in relationship management, real estate strategy/planning and transactions.
The role will build strong relationships with our company's Facility Management organization, regional finance leaders and business. This role will be their primary point of contact for real estate portfolio and transactions strategy. All real estate transactions require approval by our company's senior leadership and the Real Estate transaction Analyst role will work closely with the Real Estate leadership and Facilities Management to develop solid business cases which will include the appropriate input from Global Real Estate functional and external experts.
By engaging in regularly cadenced meetings with cross functional partners regarding the real estate strategy and documenting the same, the Real Estate Transaction Analyst will be able to ensure that the business cases are prepared with enough lead time to allow for full financial vetting and design evaluation without negatively impacting required delivery dates.
The Real Estate Transaction Analyst will engage with our company's global real estate service partner to monitor selected markets, identify good site options and/or conduct due diligence. The individual will also work closely with the real estate Leadership, Occupancy Planning, and regional legal support to support the contract negotiations.

Responsibilities
Support the Global Real Estate Services team to ensure that transaction activities align with the overall business strategy and portfolio plans.
Help gather and share important business information to assist the team in developing strategies and operational plans. This includes:
Keeping an eye on market trends and economic factors that affect real estate in North America and Latin America.
Conducting basic market research and analyzing financial data.
Assisting in evaluating transaction proposals and conducting preliminary assessments of feasibility and potential risks.
Aiding in the preparation of information for decision-making by senior management.
Participate in property visits and negotiations to help with the transaction process.
Collaborate with team members and contribute to knowledge sharing and personal growth.
Requirements
At least 3 years of experience in real estate transactions, project support, or related fields in North America or Latin America.
A creative thinker with a basic understanding of how real estate deals impact a company's finances.
Familiarity with real estate markets and trends in North America and Latin America.
Basic skills in financial analysis and modeling.
Good analytical skills with the ability to understand risks and support investment recommendations.
Strong verbal and written communication skills to explain information clearly.
Ability to work well with others in a team and engage with different departments.

Education/Experience
Bachelor's degree in real estate, business, finance/accounting; or a related area is required.
Preferred real estate related experience in the life sciences sector, including an understanding of discounted cash flow analysis.
Preferred experience in real estate transactions from inception to completion, including complex lease negotiations, property acquisitions, dispositions, and lease renewals.
Experience in roles requiring a consultive approach and relationship building with clients a plus.
Experience with laboratory and industrial real estate transactions is a plus.

U.S. Hybrid Work Model

The Company is required to provide a reasonable estimate of the salary range for this job in certain states and cities within the United States. Final determinations with respect to salary will take into account a number of factors, which may include, but not be limited to the primary work location and the chosen candidate's relevant skills, experience, and education.
Expected US salary range:
