POSITION SUMMARY:
This position is responsible for achieving the modernization, open order and service sale goals and objectives for all vertical transportation equipment for the branch. On occasion, provide project management of sold projects. Develop, maintain and nurture relationships with Owners, Building Managers, General Contractors, Consultants, Architects and Developers.
The essential functions of the position include, but are not limited to the following:
- Manage Assigned Territory to meet or exceed all individual and sales team business objectives outlined in the business plan.
- Provide a budget to prepare for the upcoming year. Monitor approved budget to confirm financial goals are being met.
- Prepare estimates, proposals and bids; coordinate with necessary departments and management, utilizing company estimating system and process.
- Manage Sales staff to meet or exceed all business objectives outlined in the business plan.
- Review Sales staff estimates, proposals and bids; coordinate with necessary departments and management, utilizing company estimating system and process.
- Daily interface with our customers, management, co-workers and vendors, on contracts, contract support, contract negotiation and administration.
- Prepare winning strategy to secure each project and follow through to completion.
- Diligently enter data and utilize Salesforce per company policy and guidelines.
Develop and maintain relationships with owners, building managers, general contractors, consultants, architects and developers, in such a way that they favor Mitsubishi. - Obtain bid results on all projects.
- Entertain customers as needed.
- Occasionally attend evening business social functions/dinners.
- Occasionally project manage sold projects as directed.
- Attend pre-bid conferences, job site and customer meetings.
- Collect market data as required
- Maintain current and accurate contract records and correspondence.
- Coordinate with internal departments including Legal, Risk & Benefits, Human Resources, Engineering, Accounting, etc., as necessary.
- Negotiate subcontract awards.
- Prepare all necessary and required documents which will allow efficient transfer to Project Management Dept.
- Participate in project kick off meeting for proper handover of sold project to PM dept.
- Assist PM on resolution of pending items on occasional basis.
- Review subcontract for proper scope of work. Negotiate as necessary.
- Assist in developing customer presentations on product services and conduct presentations. Make customer presentations.
- Assist with collections and maintenance of accounts to ensure minimal receivables.
- Diligently enter data and utilize Salesforce per company policy and guidelines.
- Local travel up to 80% of the time.
- Perform project site surveys as necessary when dealing with existing buildings or site conditions that warrant a survey.
- Attend pre-bid conferences, jobsite and customer meetings.
- Communicate effectively with management on all pending sales issues/challenges.
- Develop and maintain excellent customer relations and ensure company interests are maximized in the area.
- Respond quickly, professionally and positively to all customer needs and concerns.
- Maintain files.
- Participate in product development and strategy meetings with management.
- Performs other job functions as assigned.
EDUCATION AND EXPERIENCE:
- Bachelor's degree in related field preferred or relevant work experience.
- 5-7 years of construction industry experience preferred.
- Proficient use of MS Word, EXCEL, Power Point necessary.
- Strong mechanical/technical aptitude.
- Strong oral and written communication skills.
- Strong people skills.
The pay range for this position at commencement of employment is expected to be between $140,000 and $192,500/year; however, base pay offered may vary depending on multiple individualized factors, including market location, job-related knowledge, skills, and experience. The total compensation package for this position may also include other elements, including commissions based on achieving individual performance and/or sales metrics, incentive compensation and discretionary awards in addition to a full range of medical, financial, and/or other benefits (including 401(k) eligibility and various paid time off benefits, such as vacation, sick time, and parental leave), dependent on the position offered. Details of participation in these additional compensation and benefit plans will be provided if an employee receives an offer of employment.
If hired, employee will be in an "at-will position" and the Company reserves the right to modify base salary (as well as any other discretionary payment or compensation program) at any time, including for reasons related to individual performance, Company or individual department/team performance, and market factors.
