Job Title: Lead Maintenance Location: Sherman, Texas Job Summary: We are seeking a skilled and experienced Lead Maintenance person to join our team at a small property in Sherman, Texas. The Lead Maintenance will be responsible for overseeing and conducting maintenance and repair activities to ensure the efficient operation and upkeep of the property. This role requires strong technical skills and a commitment to providing a safe and comfortable living environment for our residents. Responsibilities: 1. Maintenance and Repair: - Perform routine maintenance tasks, including but not limited to plumbing repairs, electrical repairs, HVAC maintenance, appliance repairs, and general carpentry work. - Diagnose and troubleshoot issues reported by residents or identified during routine inspections. - Coordinate and perform preventative maintenance tasks to ensure the long-term functionality and safety of the property. - Respond to emergency maintenance requests promptly and efficiently, addressing issues such as leaks, power outages, and HVAC failures. - Maintain accurate records of maintenance activities, including work orders, materials used, and repairs conducted. - Collaborate with the Maintenance Management Coordinator to develop and implement a comprehensive preventative maintenance program for the entire property. - Conduct regular inspections to identify potential maintenance issues and address them proactively. - Complete routine maintenance tasks, including HVAC, chiller, and boiler inspections, filter replacements, pest control, fire safety inspections, etc. - Ensure the cleanliness, functionality, and appearance of the common areas and grounds are always maintained to the highest standards. 2. Vendor and Contractor Management: - Collaborate with external vendors and contractors for specialized repairs or services, ensuring they meet the property's standards and requirements. - Obtain and review quotes for repair work or equipment purchases, making recommendations to management based on cost-effectiveness and quality. - Monitor the performance of vendors and contractors, ensuring timely completion of work and adherence to agreed-upon specifications. - Maintain accurate records of vendor contracts, invoices, and warranties. - Ensure maintenance PO's are entered timely and accurately. - Make sure maintenance expenses are aligned within budgeted limits unless otherwise approved. - Participate in annual budget preparation with Property Manager. 3. Safety and Compliance: - Ensure compliance with all applicable building codes, health and safety regulations, and company policies. - Conduct regular inspections of the property to identify potential safety hazards and maintenance needs, taking appropriate action to address them. - Maintain an inventory of necessary supplies, tools, and equipment, ensuring they are properly stored and maintained. - Utilize personal protective equipment (PPE) when necessary and follow safe work practices. - Stay updated on industry best practices and technological advancements in maintenance and repair to enhance efficiency and effectiveness. 4. Unit Preparation: - Conduct thorough inspections of vacant units to identify and document any maintenance or repair needs. - Coordinate with the maintenance team to address and resolve any outstanding issues before the make-ready process begins. - Prepare units for move-in by performing tasks such as cleaning, painting, carpet cleaning, and minor repairs as needed. - Ensure all appliances, plumbing fixtures, lighting fixtures, and other equipment are in good working condition. 5. Cleaning and Maintenance: - Clean and sanitize all areas of the unit, including bathrooms, kitchens, living spaces, and common areas according to established standards. - Remove trash and debris from the unit and dispose of it properly. - Perform minor repairs, such as fixing leaky faucets, replacing light bulbs, repairing or replacing damaged fixtures, or patching walls as needed. - Conduct regular inspections of common areas and report any maintenance or safety issues to the appropriate team members. 6. Record Keeping and Documentation: - Maintain accurate records of unit inspections, repairs performed, and materials used for each make-ready process. - Document and report any unusual or significant findings during the make-ready process to the property management team. - Keep detailed records of cleaning and maintenance schedules to ensure units are ready for move-in on time. 7. Team Collaboration: - Collaborate with the Property Manager to coordinate move-in and move-out schedules effectively. - Communicate with Property Manager regarding the status of make-ready units, ensuring they are informed of any delays or issues. Qualifications: - High school diploma or equivalent; technical certifications or trade school education is preferred. - HVAC certification required. - Boiler and chiller experience preferred. - Proven experience in maintenance and repair, preferably in student housing or multifamily residential properties. - Strong technical skills in plumbing, electrical, HVAC, carpentry, and general maintenance work. - Leadership abilities with experience in supervising and coordinating a maintenance team. - Excellent problem-solving and troubleshooting skills to diagnose and resolve maintenance issues. - Knowledge of building codes, health and safety regulations, and maintenance best practices. - Strong organizational and time management skills to prioritize and complete tasks efficiently. - Excellent communication and customer service skills to interact with residents and team members. - Proficiency in computer systems and property management software. - Able to physically perform job functions. - Valid driver's license and reliable transportation.
