Position Overview
The Associate, Development - Build-To-Rent (BTR) will work closely with Development Managers on the day-to-day diligence of their assigned Build-To-Rent projects from acquisition/entitlement hand-off through construction completion and turnover to operations. The Development Associate will support the development and construction process to successfully design, permit, contract, and complete Core’s developments on time and within budget, while adhering to Core’s standards and objectives.
Pre-Construction
- Support architectural and engineering design development, ensuring all physical components of the project meet Core’s standards and specifications, and resolve planning and design issues.
- Understand and track the permitting process against the Development Schedule.
- Document project meetings and manage accountability for deliverables.
- Confirm contractual agreements for consultants, vendors, and contractors are consistent across projects, holding vendors accountable for contract obligations.
- Ensure accurate and timely processing of invoices and billings consistent with contractual agreements.
- Assist with General Contractor agreement, including review and analysis of schedule, budget, and clarifications.
Construction
- Act as project representation for Core, serving as the main point of contact for information workflow.
- Assist with construction quality control through collaboration with Architects and General Contractors, from subcontractor buyout through punch list completion.
- Track the construction schedule, using productivity analysis and historical project metrics to ensure critical path and milestone dates are met, and recommend acceleration strategies when needed.
- Create and update project forecasting and tracking tools.
- Assist Design teams in developing FF&E contracts, scheduling, and overseeing FF&E installation.
- Review and process change orders for consistency with contracts and historical data.
- Review all project invoices for contract compliance and process monthly payments.
Other Responsibilities
- Prepare monthly draw packages, gathering and reviewing information from external parties (invoices, contracts) to generate reports and correspondence.
- Manage internal review and approval workflows for draw packages and assist with responses to questions before funding.
- Provide weekly project updates to the Development group.
- Maintain and organize electronic project files.
- Review contracts, assist in preparing template agreements, and track contract approval progress.
- Ensure Certificates of Insurance from consultants comply with contractual insurance requirements.
- Coordinate and document project meetings.
- Monitor project details, including schedule and budget changes, and adjust as necessary in coordination with Development Managers.
- Assist with cash flow estimates, project budgets, and commitment schedules.
- Occasional travel may be necessary as needed.

Ideally, you'll have
- Bachelor’s degree in Real Estate Development, Construction Management, Architecture, Engineering, or a related field.
- 3 years of experience in construction or real estate development, with a focus on managing multiple, complex projects.
- Strong understanding of development and construction processes, with the ability to manage project information and documentation effectively.
- Strong organizational, communication, and time-management skills.
- Experience with development draw packages, contracts, and quality control.
