ESSENTIAL DUTIES AND RESPONSIBILITIES:
Under the supervision of the Superintendent of Buildings, the Building Services Manager will have primary responsibility for the preventive maintenance of HVAC systems, daily monitoring of the buildings via the City’s Building Management System and the dispatch of first response to HVAC, Elevator, Fire Suppression, and plumbing calls using in-house and contract resources. Additionally, the Building Services Manager will be responsible for:
- Providing direct supervision of in-house plumbers and HVAC technicians in the daily performance of the building systems and shall be responsible for adjusting performances of equipment to assure a proper building environment.
- Working closely with the Assistant Superintendent of Buildings on the use of contractual resources, and the determination of the appropriate response level and extent of repairs needed, and share responsibility for after hours, on-call responsibilities for building systems.
- Coordinating electrical needs with the Electrical Department as well as interdepartmental coordination such as sewer or pump station work.
- Utilizing CMMS (computer maintenance management system) system to log all concerns/complaints submitted by building occupants and shall investigate all complaints; this investigation shall include a response back to the initiator of the complaint.
- Familiarity with and a working knowledge of such regulatory items as the National Fire Protection Association (NFPA) as it relates to the performance of the fire alarm system and the sprinkler system including the maintenance of same; the Massachusetts State Elevator Code as it relates to the performance and maintenance of elevators; the Massachusetts state Building Code as it relates to the performance of HVAC systems; and State Gas and Plumbing Code as it relates to boiler plants and other applicable equipment; Massachusetts Building Code as it relates to business and commercial buildings.
- Being versed in the performance of the several components of building systems such as the building envelope or electrical so that they will be able to detect and identify issues/problems as they arise.
- Adjust, monitor, and provide input into computer-controlled equipment.
MINIMUM REQUIREMENTS:

Must possess 5 to 8 years of “hands on” experience in the HVAC field, at least 3 of which have been in a supervisory capacity.

5 to 8 years of building automation experience (installing, servicing, programming) is required.

Experience in interpreting blueprints and plans related to the preventative maintenance/repair of facilities and facility systems and have experience supervising skilled technical staff at multiple work sites.

A valid Massachusetts Motor Vehicle Operator’s License Class D is required.
PREFERRED QUALIFICATIONS:

A valid Department of Public Safety Refrigeration Technician license is highly desirable.

Familiarity with the Tritium/Niagara BMS systems or similar is highly desirable.
- A Bachelor's degree in Mechanical Engineering or Mechanical Engineering Technology is desirable.
PHYSICAL DEMANDS: Exposure to all weather conditions. The work is of both an intellectual and physical nature, requiring a variety of physical capabilities. Must be able to climb ladders, inspect ceilings, crawl into tight spaces, and be able to use all necessary equipment and tools of the trade when performing investigative work. Additionally, the employee should be able to stand, walk, and sit for lengthy periods of time. WORK ENVIRONMENT: Office based with frequent on-site project monitoring and evaluation, and investigative work.
