What You Will Be Doing:
- Take ownership of assigned portfolio and proactively present opportunities for improvement.
- Execute department goals, Five-Year Plan (i.e. Operating Capital, expense budget management), new store openings, Tenant Coordination liaison.
- Lead Operations Managers and property team members in delivering superior onsite service across designated assets ensuring compliance with agreed standards. Operations Manager dotted line performance management.
- Spearhead critical infrastructure asset replacement/refurbishment initiatives aligned with long-term capital investment planning and property-level strategy.
- Oversee implementation of robust facility management systems, ensure adoption and use for fiscal resource allocation decisions. Ensure strict adherence to occupational health and safety, environmental, and risk management policies and procedures
- Implementation of national contracts providing consistent application of standards of operation including Janitorial, Maintenance, Vertical Transportation, Procurement; and all revenue-generating programs including Barricades, Trash/Recycling, and Parking within regional alignment. Future expansion may include Storage (currently managed by Specialty Leasing).
- Provide leadership in the renewal and/or execution of all national operational programs including, but not limited to, janitorial, maintenance, vertical transportation, HVAC service, and central plant operations.
- Ensure the financial performance of properties relative to the expenses for national operational programs and support the properties by leveraging these areas for cost control without sacrificing service levels.
- Provide leadership and support to Operations Managers in setting operational standards, specific policies and procedures, and establishing best practices on a portfolio basis.
- Proactively develop and nurture relationships with the internal partners in Leasing, Asset Management, and various additional internal partners consistently exceeding service delivery expectations.
What You Bring:
- We welcome all relevant degrees or certificates from colleges, universities, or trade schools
- 7-10 years as an informed professional with deep background in facility infrastructure, construction management, and building operations to direct property leadership and contribute perspective and ensure long-term asset value is maintained
