Job Description

The Associate, Asset Management (Single-Family Rental Communities) will support the portfolio of single-family rental home communities across various assigned markets. The primary objective is to drive results through detailed oversight and implementation of strategic initiatives. The Associate will take a holistic view of the portfolio optimizing all facets of performance not only to enhance the resident experience but to provide maximum returns for investors. The Associate will work closely with other members from the Asset Management team, the investment team, operations, development, marketing, legal and accounting/corporate finance teams.

Essential Duties and Responsibilities include the following but are not limited to the job specifications contained herein. Additional duties or job functions that can be performed safely may be required as deemed necessary by supervisory personnel.

  • Maximize the total return for each community or region through the analysis of property fundamentals to identify opportunities for improved performance

  • Collaborate cross-functionally with all departments to develop and refine management, leasing/sales, marketing, capital investment/ renovation strategies for each community/ region

  • Produce, assist, review and analyze detailed financials on a weekly/monthly/quarterly basis for each market/community including a comparison to budget and market indices

  • Participate in the drafting and implementation of strategic business plans (including annual budgeting) for each community that will inform daily operations and the projects/ region position in the market

  • Become the market expert for assigned regions by understanding market trends in asset values, supply/demand fundamentals, product/ technology offerings and operating costs

  • Understand each submarket and the competition, completing market studies of recommended rents, occupancy, assessment of renovation potential, and budget input

  • Perform ongoing margin analysis of portfolio and peers to find efficiencies in operations

  • Work closely with the Revenue Management department on a regular basis on pricing, renewals and other revenue initiatives including weekly KPI calls

  • Analyze/ assist/ support lease conversion efforts in covered communities/ markets

  • Real estate tax appeal research, analysis, and coordination for covered communities/ markets

  • Review/ oversee large capital improvement projects

  • Analyze and opine on renovation scopes, strategy and execution

  • Insurance research and analysis including claims management for assigned communities/ regions

  • Assist in research/analysis of new technologies/programs/initiatives across the portfolio

  • Work closely with Tricon's Operations group on rolling out Asset Management initiatives, accumulating and organizing property data, and training/troubleshooting

  • Interface with Tricon's Accounting, Corporate Finance and Investor Relations groups to address owner/investor inquiries and provide property highlights for presentations, asset tours, and quarterly investor reports

  • Collaborate with the Development and Marketing departments on new communities or other initiatives as they evolve from early planning stages

  • Work with the acquisitions team to review underwriting/ identify potential risks

  • In conjunction with Tricon's acquisitions team, brokers and property managers, coordinate the transition of newly acquired communities into the company's systems as well as assist in the disposition efforts of select assets

  • Some travel required, including property visits

Qualifications:

  • Exceptional analytical skills

  • Strong financial modeling skills

  • Knowledge of real estate accounting and financial statement analysis

  • Advanced knowledge of MS Windows, Excel, PowerPoint and Word

  • Must possess the ability to work collaboratively within a team environment

  • Must be highly organized, able to prioritize multiple concurrent projects and be able to independently identify and solve key business problems

  • Understanding of the real estate industry, with a demonstrated interest in a career in real estate

  • Exceptional written and verbal communication skills and a high level of attention to detail and accuracy

Minimum Requirements:

  • 2-5 years of commercial real estate, multi-family or single-family financial analysis or Asset Management experience

  • BA/BS degree in real estate, finance, economics or related field with strong record of academic achievement

Preferred Attributes:

  • Yardi, Microsoft D365, and Microsoft Power BI experience a plus

Salary Range

Placement within this compensation range will be determined by the candidate's knowledge, experience and skills.
